OVERVIEW
The development benefits from roof mounted photovoltaic panels which will generate nearly half of the sites power requirements through a Smart Electrical Grid System installed specifically for this development which will increase the landowner’s revenue for the foreseeable future from the tenants.

TEAM EXPERIENCE
Marcus Darcy was the project lead assisted by production and commercial team, who both worked closely with the client to offer Value Engineering and time saving options to enable the first tenants to take an early residency.
The project required close collaboration with Western Power to sequence three electrical diversions that passed through the development, one being high a level Pylons which split the site in half. The programme was re-sequenced to allow us to begin construction on two of the larger units by cordoning off the area around the HV cable while the easements and rights of passage were being agreed with Western Power and the client’s lawyers.

WORKS METHODOLOGY
The substructure construction was formed with lime stabilisation methods, removing the need to cart away excess material.
Key points of the construction were to incorporate a revised design for one of the unit’s where an in-situ concrete retaining wall 4mtrs high and 100mtrs long was positioned. Marcus led the team to design an alternative pre-cast concrete block methodology which removed the time restraints on waiting for curing time before the lime stabilisation material could be layered against the wall. This saved not only the clients money but also 6 weeks on the project.

OUTCOME
The site team delivered this project ahead of programme for the client and provided an overall cost saving. Strong relationships were formed with the Architect (DCM Partnership) and the client for potential future projects.
