OVERVIEW
Paul Reeve was the Project Manager and QS on this build. He worked with DCM Partnership to achieve PC.
The project involved the demolition of six existing industrial units, contaminated and poor ground conditions, requiring remediation and improvement.

WORKS METHODOLOGY
The scheme was designed with piled foundations and substantial stone thicknesses for both floor slab and external areas were originally proposed. As part a Value engineering solution a combination of lime stabilisation and Vibro Stone Columns were used for the groundworks strategy to reduce removal of materials off site and expensive import of stone. This proved to be a really quick and cost-effective method of establishing suitable ground conditions for foundations and external areas. It enabled the client to deliver this scheme within their development appraisals and be completed in time for the agreed incoming tenants’ possession.
The buildings were all steel frame and cladding built with Constrado Bases where required. The internal low-level walls to account for the likely impact by forklifts were a mixture of both cladding and faced brickwork externally for architectural purposes to break up and articulate the elevations. External surfaces were a combination of concrete yard slabs and blockwork for car parking areas. This was a really successful project in terms of delivery to the developer and their onward sales and letting to their tenants.

OUTCOME
This project was completed on time and to budget, with limited impact to other Estate tenants.
