The Process
We've developed our process to give customers and their projects the optimal experience. We're also flexible and tailor the process to clients' individual needs.

Initial Brief
Alcema receives a project lead and full details are obtained.

Alcema Discussions
A discussion within Alcema’s Senior Management Teams takes place to establish if the project is right for Alcema and equally if Alcema is right for the client.

External Consultants
Alcema takes their collective decision for further discussion with external consultants to obtain their advice and costings.

Planning
If the lead has already gone out to tender the planning stage will have already been completed. For project leads which have not yet gone through planning Alcema will discuss ideas and designs with the client and work with planners on behalf or alongside the client.

Tender Stage
Once plans are agreed and planning consent has been given a program is established with a detailed timeline from preconstruction to handover. All relevant information required as specified in the tender doc is provided with costings.

Project Team of Consultants Established
This will include Alcema In-house consultants as well as external specialists as required.

Building Control Liaison
Alcema will approach and work with all relevant authorities and governing bodies.

Full project team confirmed including Alcema team and subcontractors.

on successful award of tender doc a through exploratory meeting is held discussing every element of the project. The key purpose of this meeting is to identify ‘better ways’ regarding the execution of the project. Look for any possible ways to reduce lead times, reduce costs, make the process faster or simply better in any way, and any changes in the brief/scope of works to this point are openly discussed and communicated.
Value Engineering (VE) is fully in play at this stage to ensure no stone is unturned to identify ways to save the client money. Open communication and discussion are encouraged in this meeting. All parties experience is valuable, the motto ‘iron sharpens iron’ is very true and we never stop learning regardless of an individual’s areas of expertise.
Full options are provided at this stage so ultimately the client determines the final price against budget, any compromise on design or materials is based on an educated decision and preference by the client. -
See MoreConstruction Stage
Fortnightly meetings with the key members of the Alcema team and the client and their teams are held to ensure strong communication and any weak areas are identified as well as new ideas discussed which could improve the process or final product. Alcema considers this a key element within the build process. We look to provide open forums via these meetings to ensure any ideas from anyone in the team (labourers, electricians, subcontractors) are voiced and considered. Often the people onsite involved with the day-to-day build have great ideas on how to adapt a process. We ensure all voices are heard and appreciated, and our speed and agility means we can implement changes immediately.

Handover
On completion of the building Alcema provides support processes regarding usage. Training is given to the client team to teach on operating mechanical and electrical equipment and features, accompanied by a detailed Building Manual.

Operational
The building is fully operational. Alcema has ongoing contact with each client, including the design and commercial teams, and we are delighted to say many new projects are also brought to us to start the process all over again; collaboratively, on time, to budget and with maximum client satisfaction.
